Salt Air on an 18-Mile Island

LBI is about 18 miles long and only about half a mile wide at its widest. No home is far from salt water. Salt air is hard on outdoor units. A trade report in ACHR News calls it the most damaging thing for coil fins, and says regular rinsing matters even on coated coils. Carrier notes salt can carry up to about two miles inland. Some makers sell coastal models built for salt air. When you replace a unit, ask us what is available in the brands we install.

Raised Homes and Flood Rules

Many island homes were raised or rebuilt after Hurricane Sandy, when a nine-foot storm surge hit the island. Federal guidance from the Pacific Northwest National Laboratory says outdoor HVAC units in flood zones should sit at least one foot above the base flood elevation and be anchored against wind. State rules say that when work on a home reaches half its market value, all mechanical equipment must be raised. We plan new equipment with your home's flood level in mind.

Shore Homes That Sit Empty

About 72% of island homes were seasonal in the 2010 census. If your system sits off for months, have it checked before the busy season. Book a spring AC start-up before the season, and a fall heating check if you visit in the off-season. If you will not be there, ask us what we can arrange.

Island Utilities

The state's map puts the whole island with Atlantic City Electric. Natural gas here comes from New Jersey Natural Gas, which lists all six island towns among the communities it serves. Our Pleasantville base is South Jersey Gas, so island gas work runs through a different company than at home.
